Where do my listings go?

NY State MLS listings are fed directly to Realtor.com, Trulia, Zillow, their network of websites, and Homes.com. NY State MLS uses advanced syndication that shows our members as the listing agent on Zillow at no extra cost. Listings are syndicated to ListHub, which feeds to over 85 different websites. Members can promote themselves by branding their listings on third-party websites, where allowed.

Do I have to be a licensed real estate professional to join?

You must be a licensed real estate broker, associate broker, or salesperson. Auctioneers licensed to sell real estate and attorneys in states that allow attorneys to represent clients as real estate brokers are also welcome. Appraisers and lending institutions are also allowed to subscribe for comparable data. Your Real Estate license number is required when creating an account. Your firm must also be a participant.

Can I search listings not in your MLS?   

We use a powerful tool that allows members to search millions of property listings, history, details, and public records by map location as well as other criteria across the country. Listings can then be added to a report that can be printed, saved, or emailed directly to your clients.  

Is broker participation required?

Broker participation is required; however, there is no additional cost to the broker.

Can I list properties for sale by auction?

MLS members can enter Real Estate Auction listings with a comprehensive set of fields designed specifically with the real estate auctioneer in mind. List both Absolute and Non-Absolute Auctions. For non-absolute auctions, a starting bid is required; for absolute auctions, simply enter the estimated value. You may link to the auction online and include the start and end date, as well as mark the auction as online-only if applicable.

I'm licensed in multiple states - do I need multiple accounts?

With NY State MLS, sell property in any state where you are licensed with the same company! Simply add each license to your profile.

What types of property can I list?

You can use NY State MLS to list all property types, including residential, commercial, manufactured homes on leased land, apartments, condos, rentals, vacant land...you name it! 

Do you fulfill the MLS requirement?

All agents must join at least one MLS. NY State MLS fulfills this requirement, and you will be able to receive a participation waiver for your local MLS.

The Statewide MLS

MLS of Choice takes effect July 1st.
You can receive a waiver from your local MLS by presenting them with a letter of good standing from the MLS you choose to join.
By opting out, you will not be able to use your local MLS (unless you become a member of that MLS as well). However, you will still be able to work in any territory you are licensed.
MLS of Choice is an NAR policy and applies only to MLSs that adhere to MLS Policy Guidelines.
